S3S Infra – Refund Policy
At S3S Infra, we value the trust of our customers and aim to maintain transparency in all our transactions. This Refund Policy outlines the conditions under which refunds may be considered.
1. Booking Amount Refund
• The booking amount paid for reserving a unit/plot is non-refundable, unless:
o The project or unit becomes unavailable due to reasons attributable to S3S Infra.
o The booking is rejected during internal verification or compliance checks.
In such cases, a 100% refund of the booking amount will be processed.
2. Refund on Cancellations by Customer
If the customer chooses to cancel the booking due to personal or financial reasons:
• No refund will be applicable on the booking token/initial amount.
• If additional payments have been made, refund eligibility will depend on:
o Construction stage
o Agreement status
o Government duty/charges paid (which are non-refundable)
Any refundable amount will be processed after deducting administrative/processing fees.
3. Refund for Project Delays
If the project faces significant delays beyond the timeline committed in the agreement:
• Customers may request a refund.
• The refund will be processed after necessary internal review and as per the terms mentioned in the Builder-Buyer Agreement.
4. Documentation & Government Fees
• Government taxes, stamp duty, registration charges, legal fees, or statutory payments are not refundable under any circumstances.
• Any third-party payment (bank processing fee, valuation fee, etc.) is also non-refundable.
5. Mode & Timeline for Refunds
• Approved refunds will be processed within 45–60 working days.
• Refunds will be issued only through bank transfer to the customer’s registered account.
• No cash refunds are permitted.
6. Transfer of Booking
Instead of requesting a refund, customers may choose to:
• Transfer their booking to another unit within the same project (subject to availability), or
• Transfer the booking to another eligible buyer with prior approval from S3S Infra.
Transfer fees may apply.
7. Final Decision Rights
S3S Infra reserves the right to:
• Approve or reject refund requests,
• Determine deductions based on project stage and payment history,
in accordance with the signed agreement.
